Leading Asia-Pacific logistics specialist, LOGOS, backed by the Abu Dhabi Investment Authority via the LOGOS Australia Logistics Venture (“LALV”), have acquired a 7,956sqm industrial site in St Peters to develop a specialised facility that will be home to CAE and Qantas’ new Sydney flight training centre.
The announcement follows LOGOS’ recent acquisition of an adjacent 13.8ha land holding in Mascot from Qantas in October 2021.
The new training centre will house up to eight flight simulators and will be operated by global training provider CAE, who will enter into a 20-year lease for the site, showcasing LOGOS’ industry-leading expertise in the design and construction of specialised, purpose-built facilities, beyond the logistics sector. The acquisition reinforces LOGOS’ market-leading position in NSW, bolstering its $6.7 billion pipeline in the state.
CAE is a global aviation training leader, providing digitally immersive simulation technologies and operations-support solutions that optimize learning and help pilots and cabin crew consistently perform at their best. CAE operates more than 50 training centres in 35 countries for the world’s leading airlines and aircraft manufacturers. CAE will also provide training for other airlines in the region at the facility.
The small-scale 7,956sqm industrial zoned infill development site is ideally located within one of Australia’s most sought-after logistics hubs, offering excellent access to major transport modes including Sydney Kingsford Smith Airport, Port Botany, WestConnex and the M5/M8 Motorway.
The development will comprise around 7,222sqm of office and industrial floorspace, accessed via the existing Burrows Road. The opportunity to acquire this site represented a strategic imperative for LOGOS, given the strength of supply-demand fundamentals for infill development sites and the growing value of industrial land stocks in South Sydney.
The facility will be designed and developed to achieve market-leading Green Star Certifications, with the project subject to strong compliance requirements in areas including indoor air quality, energy generation and efficiency, and water use. Construction is scheduled to commence in December 2022, with the facility expected to be operational by early 2024.
LOGOS Head of Australia & New Zealand, Darren Searle said: “We’re thrilled to be partnering with Qantas and CAE to deliver this custom-built facility, strengthening Qantas’ national flight training capabilities as international air travel recovers and Qantas’ aircraft fleet continues to expand.”
“Located within a premium industrial precinct on the doorstep of Sydney airport, the St Peters site provides the ideal location for Qantas’ new training centre, and the long-term commitment provided by CAE reflects the unprecedented level of demand for industrial land stocks that we’re currently seeing. This is particularly so in South Sydney given its proximity to Australia’s two main international gateways, the Port of Botany and Sydney Airport.”
St Peters forms part of the highly sought-after South Sydney precinct, comprising the North Precinct of Alexandria, St Peters and Mascot. Owing to its strategic location, the precinct provides unrivalled access to Sydney’s major transport infrastructure and residential population.
The development is subject to planning approvals. The transaction was introduced by Michael Crombie of Colliers International.
